Favourable Non-Dom Regime Tax for Foreign Nationals

A foreign national who invests substantially in the Greek economy benefits from a fixed tax rate on their worldwide income earned outside Greece — €100,000 per tax year.

Duration:
The non-dom status can be maintained for up to 15 years, as long as the individual continues to satisfy the required eligibility conditions.

Exemptions:
This regime also offers exemptions from inheritance and gift taxes on assets situated outside Greece. It is important to note that taxes paid in other countries do not offset the tax obligations under this scheme in Greece.

Real Estate Purchase of €250,000

Purchase of real estate in any region of Greece, subject to certain conditions:

  • If a property is converted from commercial real estate to residential use for the purpose of applying for a residence permit.
  • If the property is located in buildings of historical and cultural significance, full renovation and restoration of the property is a mandatory condition for the first renewal of the “Golden Visa” in 5 years.

Purchase of real estate in major regions of the country, for example, in Halkidiki and the Peloponnese.

Real Estate Purchase of €800,000

Purchase of real estate in Attica, Thessaloniki, Crete, Rhodes, Mykonos, Santorini, and other Greek islands with populations over 3,100 residents.

Key Requirements for Applicants

Age:
The applicant must be of legal age (18 years or older).

Clean Criminal Record:
The applicant is required to provide official documentation confirming the absence of any criminal record or legal offences.

Health Insurance:
To obtain a residence permit, it is mandatory to have valid health insurance that covers medical expenses in Greece.

Financial Transparency:
The applicant must demonstrate the legal origin of the funds used for the investment.

Inclusion of Family Members:
