Greek Golden Visa: Who It’s For and How to Participate

The Greek Golden Visa program allows investors and their families to obtain an EU residence permit through real estate investment. The permit is issued for 5 years and can be renewed indefinitely as long as the property remains in ownership.

The program does not require relocation, making it ideal for those seeking a residence permit as an investment tool, a “Plan B,” or a foundation for future relocation.

Key Program Requirements

Applicants must be over 18, have no criminal record, and hold valid medical insurance. Applications may include a spouse, children up to 21 years old, and parents from both sides.

No minimum stay in Greece is required to maintain or renew the residence permit.

The property must be fully paid using the investor’s own funds — mortgage financing is not allowed.

Investors may apply for Greek citizenship after 7 years of residence, subject to language proficiency and integration requirements.

Minimum Investment Thresholds

Investment amounts depend on the region and property type:

• From €800,000 — Athens and Attica, Thessaloniki, Crete, Santorini, Mykonos, and cities with a population over 3,100. One new residential property of at least 120 m² is permitted.
• From €400,000 — other regions of Greece. One new residential property of at least 120 m².
• From €250,000 — investment through renovated properties converted from commercial to residential use.
